Open Investment rules before scoring properties.
Each slider sets the standard you want for that feature. For example, you might want a view of at least 8, but be satisfied with brightness of 6.
These are your targets, not importance weights. A higher target makes full credit harder to earn. Every criterion contributes equally to the overall result.
Use the same rules for the properties you are comparing. Changing your standards changes what their scores mean.
Give it a name you will recognise later, such as "Sharks Bay, second-floor sea view." Add the area or compound.
Enter the asking price in the currency quoted. If the seller says EGP, select EGP. Do not convert it first.
Location marks where the property actually is. On a computer, press Add current location. On a phone, press Refresh to get or update your location.
Size and bedrooms: record what is stated or measured.
Contact: owner or broker name and phone.
Payment: cash or instalments.
Service charge: the quoted amount, its currency, and whether it is monthly, yearly, one-time, or unknown.
Notes: what the numbers miss, such as repairs, unusual terms, or something to check later.
Leave unknown details blank rather than guessing.
The sliders under My rating describe this place, from 0 to 10. Higher always means better.
The investment rule is what you want. The property score is what you found.
Example: your ideal view is 8 and this view is 6. That criterion meets 75% of your target. A view of 8, 9, or 10 earns 100% for that criterion. Going above the target earns no extra credit.
Score every criterion. A zero contributes zero; it is not skipped.
The score is the average of how closely each feature meets your target, as a percentage.
100% means the property meets or exceeds all your targets. It does not mean the property is perfect.
Rank follows that percentage, not the asking price. Compare price, payment, and your notes alongside the score.
Press Save property when you have recorded your findings.
Open Purchase shortlist to revisit them. Display as switches prices between USD, EUR, and EGP while you compare.
